All mortgage applications involve a credit search which will check with one or more of the major Credit Agencies Equifax, Experian and TransUnion to view your credit history. This will show what level of debt you currently have and how well you have conducted your accounts over the last few years, normally showing up to 6 years of recent activity.

If you have a low credit score or have previous problems with your credit record you may find it difficult or impossible to get accepted with any of the mainstream High Street lenders.

This is not necessarily a complete barrier to being accepted for a mortgage though. We work with several lenders who specialise in helping people with previous credit problems to get back on track.

The key to success is choosing the correct lender to begin with as if you apply to multiple lenders who all go on to decline you this could further affect your credit score. It can be very useful to view your own credit report so you know what the lenders see when they run a search. You may not be aware of issues that exist and there may even be mistakes on your report. It is important to note however that not all lenders always share your information with all three of the agencies. This means your data could be potentially be different on each agency’s report so if you are experiencing difficulties getting approved it can be advisable to check all three reports.

There are several free credit reports available online, usually taking data from just one of the major agencies. Some of these can be a little “dumbed down” and don’t always provide particularly detailed information. If you are worried about your credit history the free report we recommend starting with is Money Saving Expert’s Credit Club – this gives you free access to your full Experian Report and is the most detailed free report we have seen.
