Where to start?

Whether you are a First Time Buyer or a Home Mover, before you view a property or make an offer it is essential to know what mortgages you qualify for and how much you are able to borrow.

The amount you are able to borrow, along with how much deposit you have saved, will determine the value of the houses that you can potentially purchase. Before you start your house hunting you will need to have a Decision in Principle in place.

A Decision in Principle is a pre-application check that a lender carries out in order to let you know whether you meet their credit score and affordability requirements. Most estate agents will ask for proof that you have a Decision in Principle in place before they will accept an offer from you.

Please get in touch with us before you start house hunting so that we can arrange a free consultation. We will run a Decision in Principle for you at no charge and provide a certificate which you can show to estate agents when you make an offer on a property.

Buying your first property can seem like a daunting prospect, with many unfamiliar terms to contend with. Unlike some mortgage brokers, our job doesn’t start and end with getting you a mortgage offer. We aim to guide you through the entire process from start to finish, acting as a single point of contact.

We liaise with all parties involved in the process, the mortgage lender, estate agents and solicitors to ensure you are kept informed throughout and will be there to answer any questions you have at all points.

We not only arrange your mortgage, we are able to appoint a solicitor to act for you and carry out the legal work involved with the purchase, known as the “conveyancing.” We work with various large national firms of solicitors to ensure that we can arrange an experienced and reliable legal service for you. Please get in touch today if you are considering your first purchase.

They say moving house is one of the most stressful times in anyone’s life. We try to keep the process as stress-free as possible and will be there at all points to keep things moving smoothly.

We will carry out all the calculations to determine the mortgage you will need to purchase your new property, taking into account your sale price, redemption of current mortgage, sale conveyancing costs, purchase conveyancing costs and any Stamp Duty due. This ensures you are not left short at the last minute due to some overlooked expense. You can also request to retain some of the sale proceeds if possible, in case you need funds to furnish your new house, fit new carpets, curtains etc.

We can appoint solicitors to deal with the sale of your current property as well as the purchase of your new property. It can make things a lot smoother if the same firm of solicitors deals with both your Sale and Purchase. We will stay in constant touch with your solicitors to monitor progress and keep things moving along.

If you are thinking of moving soon, please give us a ring today or complete the contact form so we can provide you with that all-important Decision in Principle.
